This very spacious Edwardian house is located in a bustling area at the heart of Derby city, and is for adults of all ages who have Learning Disabilities and associated challenging behaviours. It is just a few minutes’ walk from local shops and a friendly pub & family restaurant. The city centre is a 20 - 25 minute walk and there is a bus-stop just outside the house for easy access to all parts of the city.

The house retains many of its original features and has 5 good-sized bedrooms, each with private washing facilities. Communal areas include a large lounge, a large separate dining room, a fully-fitted family-size kitchen and a separate utility room. There is a communal bathroom on the ground floor that has a shower and a WC, and an additional separate toilet. On the first floor there is a shared bathroom that has a bath, shower and WC. At the rear of the property there us a large, secure garden with a patio area.

Bedrooms exceed the National Minimum Standards and are as follows:

Room 1: 11m² (Ground Floor)
Room 2: 13m² (First Floor)
Room 3: 13m² (First Floor)
Room 4: 11m² (First Floor)
Room 5: 11m² (First Floor)

The bedrooms are decorated and furnished to a high standard and are provided with a fitted carpet, curtains, a wardrobe, chest of drawers, two chairs, a desk, lockable space, shelving, bed, bedding and towels. Service Users are welcome to decorate and personalise their own bedroom to their own taste, including buying or bringing in electrical equipment and furniture, providing it meets fire regulations and/or PAT testing.

Each bedroom has windows that can be opened if the individual wishes, although for safety they have restrictors fitted. Bedroom doors are fitted with a lock, for which the Service User holds a key. Doors can be locked from the inside and outside. All persons, including staff, wishing to enter a bedroom must obtain permission from the Service User first (except in the case of an emergency or concern for the wellbeing for the individual). Each room has ample power sockets and a television aerial socket but do not have a telephone point. Instead, a cordless phone is available for individuals to use in private should they wish.

The house has private parking for three vehicles. At the present time it does not have its own house vehicle but, as necessary, has shared use of the people-carrier at our other residential home in Derby.
